Permanent new EU laws

New, ‘green’ environmental laws brought in by Government as part of the EU’s Energy Performance of Buildings Directive mean that Energy Assessments cannot be scrapped by Government, regardless which party wins the election.

Now thousands of people with no previous surveying experience have a unique career opportunity to become an Energy Assessor and then a multi-skilled Property Professional carrying out many other property-related roles.

All residential properties

Firstly, all homes being sold, let or built now require an Energy Assessment which measures their heat loss and CO2 emissions. Over 2 million have been carried out by Assessors in just the last 12 months out of a housing stock of 23 million. The housing market is already starting to recover and in a normal year 2.3 million homes are marketed on average which should benefit you if you start training to be an Energy Assessor now.

All commercial properties

Secondly, all commercial properties being sold, let or built also now require Energy Assessments. These are much more extensive than Domestic Assessments and so command much higher fees for Assessors. Government estimates 211,000 will be needed every year for many years and a backlog of these Assessments is building up which should again benefit you if you start training now.

But there’s more!

Larger public buildings now need Assessments, which must be renewed every year, and this year every commercial property with air-conditioning of just 12kw or more must have an Energy Assessment before the 4th January 2011 deadline. Government’s mid-range estimate is there will be 500,000 of these properties with each taking 2 hours or more creating a million hours of Assessment work for Assessors in 2010. Our own estimate is they will take longer than this with even higher fees - they must be renewed every 5 years!
